If you are thinking of insulating your roof and want to know what to expect in terms of cost, you are in the right place. Goumas Insulation presents indicative prices per square metre for all roof insulation systems, from simple waterproofing to full thermal insulation. These prices are based on the highest-quality insulation materials on the market and their expert installation by our specialist crews.
Before you look at the prices, it is worth knowing that the final cost of every project is affected by four key factors: the total square metres of the surface, the condition of the substrate and any work that must be done first, additional requirements such as thicker thermal insulation, and possible complementary work such as installing bases for solar water heaters and tanks, removing old insulation or clearing away rubble. We analyse all of these factors in detail below.

1. The total square metres
The larger the surface to be insulated, the lower the price per square metre. Large projects benefit from economies of scale in material supply and transport. For example, a 40 square metre roof may have a higher price per square metre than a 150 square metre roof.
2. The quality of the substrate and any work that must be done first
The condition of the existing surface has a significant effect on the cost. If the roof shows serious deterioration, such as extensive cracking, crumbling mortar, detached old layers or damp problems, extensive preparation is required. This includes mechanical grinding, water jetting, crack repair, removal of old materials and stabilisation of the substrate. Proper preparation is essential for adhesion and for the long-term performance of the system.
3. Any additional requirements
Special requirements such as thicker thermal insulation (e.g. 10cm instead of 6cm), a choice of premium materials (graphite EPS, high-density XPS, rock wool), full walkability with paving slabs, or stricter fire protection requirements affect the final price.
4. Any extra work
Beyond the basic insulation, complementary work is often needed, such as building bases for solar systems or tanks, removing old insulation, clearing away rubble, creating new falls, repairing parapets, reinforcing gutters, or making provisions for air-conditioning equipment. This work goes beyond the insulation itself and affects the overall cost.

The final price depends on the square metres of the surface, the condition of the substrate and the repairs required, the thickness and type of thermal insulation chosen, and any extra work such as removals, equipment bases or special adaptations. An accurate quote tailored to the needs of your project requires an on-site technical assessment.
No. All prices given in the price list exclude 24% VAT.
The price includes all the materials the system requires, surface preparation with cleaning and crack repair, the complete labour of our specialist technicians and the transport of materials. It does not include work beyond the insulation itself, such as removing old systems, clearing away rubble or building equipment bases.
Yes. The Exoikonomo 2026 programme is expected to launch in the fourth quarter of 2026 and will subsidise thermal insulation and waterproofing work for energy-poor households. The programme has a budget of more than 2 billion euros from the Social Climate Fund.
Roof thermal insulation pays for itself in 3-5 years through the energy savings that come from cutting heating costs by 55-65% and cooling costs by 55-65%. The lifespan of thermal insulation exceeds 20 years, so after the payback period you save money every year while also protecting your building.
The final price is calculated by multiplying the price per square metre by the total square metres of the surface, adding the cost of any extra work and finally adding 24% VAT. For example, an 80 square metre roof with conventional thermal insulation costs 80 × €55 = €4.400 + 24% VAT = €5.456 in total, without extra work.
Yes, absolutely. Waterproofing can be carried out independently of thermal insulation if the building has no heat-loss problem or if thermal insulation is already in place and in good condition. However, combining thermal insulation and waterproofing offers the best protection and maximum energy efficiency.
For small repairs and localised work, the price per square metre may be higher because of the fixed cost of bringing the crew and equipment to the site. In these cases we recommend contacting us for a personalised quote.
